Refinancing: Your Payment After the Fixed Period

Most mortgage calculators stop at the remaining balance. But the question that decides whether a loan stays affordable comes afterwards: that same balance has to be refinanced at a rate nobody knows today. Anyone who fixed at just over one percent in 2021 faces three times that at expiry – on an unchanged debt.

This calculator shows the new monthly payment for the same payoff date, the extra burden per month and the additional interest until the loan is clear. The rate after the fixed period is not a set assumption: the scenario table uses the low and the high of the official series for housing loans, plus today’s level. That is not a forecast — it is the range that actually occurred.
